Real Estate Evaluation
As a Real Estate Broker, Marie Fullerton, is qualified to provide a home evaluation also know as a Comparative Market Assessment (CMA). A CMA is an comparison of your homes features compared with other homes that have recently sold in the neighbourhood with similar features to your home. Done correctly, it should provide an inventory of currently available homes for sale to help assess current demand. Current availability can be a big influence in selling price because scarcity of similar real estate tends to help lift selling prices. Conversely, too many similar homes for sale has the opposite effect, lowering prices. No CMA would be complete without also assessing the surrounding neighbourhoods. Surrounding neighbourhoods also have an impact depending on how comparable they are. A CMA will suggest a price range for your property and is a tool that will help in determining a sales strategy for your home.
Done correctly Real Estate Evaluations take time. They are a free service that Marie provide's but that does not mean that Marie does not take them seriously. Marie will spend many hours putting together your evaluation and will compare many properties before she is satisfied with the quality of the result.

Real Estate Appraisal
A real estate appraisal is a more detailed assessment provided by a certified Real Estate Appraiser certified by the Appraisal Institute of Canada. Appraisal's are typically needed for banks or legal actions. Brokers are not qualified to provide such appraisal's unless they have been qualified by the Appraisal Institute. Marie Fullerton is not a licensed Appraiser.
